Powering up your Tweets for Maximum Impact

powering upTwitter is the real estate agent’s best friend. Where else can you reach a worldwide audience (or locals you know) with a simple press of a button? With Twitter, you need to make sure that you are tweeting things that can make the biggest impact on your bottom line. Determine what it is you want to communicate to your followers and stick to that single message.

Tell a story

One of the best ways to attract new followers is by offering something novel. As a real estate agent in your area, ask yourself, “What can I do to differentiate myself from other agents in the area?” Many of your peers will concentrate on simply tweeting photos or dry statistics about properties they represent. While some of these may have a real impact, it’s much more valuable to a Twitter user to follow along with a story. Tell a story with your tweets. Show them what makes your properties different. Show your future clients how they can build a home within your community. Don’t just tell them how big the house is, tell them that a twelve foot Christmas tree would fit perfectly within their living room. Tweet images and ideas that provoke that notion of home and comfort. Like the age old trick of making cookies before an open house, evoke those images of “home, safety, security, long term investment” with every tweet. Develop a sense of trust with your followers and show them how they can be comfortable within the four walls you’re trying to sell them. Tell them a story, don’t just make it a dry tweet.

Use Hashtags!

What are hashtags? Hashtags are those octothorps (#) that you see before a phrase within a tweet. Generally, these hashtags can help new twitter users in your area find you with a simple search on Twitter. #RealEstate, #SeattleCondos are good, but having fun with hashtags are your best bet to attract new followers in your area. Even partial searches that match your hashtag will come up for twitter users in their searches. This can expose your tweets to a whole new section of people that wouldn’t have otherwise known you existed.

A word of warning, don’t overdo it with the Hashtags. At times, they can be used to the point where people will find them annoying, or irrelevant. Plus, you only have so many characters on twitter, you want to make sure every one of them counts!

Use it to test out new material

Finally, a great use for twitter is to tweet photos and articles and measure how much engagement they get. If you find yourself with a bigger response to one article or photo over another, then do your best to move your Twitter content towards those types of things that people find most interesting. This way, you can also use it as a filter to give your Facebook users a much better amount of material.

Twitter is a powerful tool in the right hands. By powering up and using it properly, you can push your success to the next level and beyond!

Managing your leads with Facebook and Twitter

When you’re in real estate, you can become overwhelmed with the amount of people who tell you they’re interested in finding a new house. Valuable new clients can get lost in the shuffle if you aren’t organized. The good news is that in the age of the internet, websites like Facebook and Twitter can help you not only sign new clients, but also help you manage your leads and who you’ve been able to contact.

Each website has a different approach in how you can manage these leads.

Facebook is the undisputed King of Social Media at the moment. Over 900 million users worldwide log onto Facebook on a daily basis – and they’re not all coming online to check out funny cat pictures. Studies have shown that users are now finding more of the things they want to buy online through pages like Facebook and Twitter. How do they find out what they want to buy? A few different ways:

Pages

A few years ago, Facebook used to use Groups to help you form communities around a particular theme, idea or business. Now, it’s all about “Pages.” If your company doesn’t have a Facebook Page it may as well not exist on Facebook (which considering the number of people who use Facebook on a daily basis should tell you that it means they don’t know you exist). Pages allow you to measure impact and gather people in one place so that your stories appear in their newsfeed.

Pages are an agreement between you and your clients. You provide them interesting and relevant information about what they’re looking for, and their presence and like help build your community and spread the word about your company. The trick is finding relevant news and content your users would be interested in. How do you find that content? Very easy:

1)      Set a Google Alert for news articles for your keywords

If you have a Facebook group that talks about Seattle real estate, subscribe to Google Alerts that will provide you with links to articles that match your keywords.

2)      Expand the theme of your Keywords

If your group deals with Seattle real estate, you don’t have to stick to just articles and information about real estate – instead look for articles that deal with the Seattle lifestyle too. Perhaps there are concerts or annual festivals that you can include. All that matters is that it’s content that your users will enjoy reading about.

3)      Designate each day of the week with a theme

Finding a theme for each day you’re online is a great way to help keep your user’s interest in your page and continued engagement. Continuing with our Seattle Realtor example, posting an article every Monday about what’s going on with the latest round of construction in your area. Tuesdays can be about Seattle Lifestyle. Postings on Wednesdays can be on the current state of the real estate market and so on and so forth. Make each day something different and interesting for your users to keep them engaged and looking forward to next week’s article.

Track your success and users

Every 24 hours, Facebook updates its engagement meter on your page which will show you exactly how many people viewed your page, clicked on the links/articles you posted and the change in percentage of people who have viewed your page over the last week. Each of these metrics can help you determine and track what your users want to hear about from you. For instance, if you notice that more users are “liking” articles on a particular neighborhood, check out that neighborhood’s listings and see what might be available for you to help show new clients. Clients often don’t even know what they want when they come to their realtor. But, based on their browsing history with you and your company’s Facebook page, you can very easily tailor a package or tour of properties that are most likely to get them to buy from you.

Managing your Leads with Facebook and Twitter

Finally, managing your leads with Facebook and Twitter are easily done with the List feature that is available on both sites. This feature allows you to create lists of specific friends or followers that are dedicated to one type of user. Traditionally, Facebook uses these lists to help their users differentiate between Family, work colleagues and friends – you can customize these lists as well with other ideas such as people who have purchased from you, people who want to purchase from you, and warm leads. With these groups and lists, you can broadcast specific messages to whoever you want depending on what you want to say to them.

Twitter is a bit more public that Facebook. Once tweeted, your material is out there forever (unless you delete the tweet), so make sure what you’re tweeting represents you and your company well. If you ever want to see what might happen to a company when they don’t take their internet marketing seriously, just Google the case of “Ocean Marketing.” A disastrous bit of bad service went viral and destroyed not only the marketing company responsible, but also the company they represented. Social Media is a powerful tool, and when you take it seriously, it can help market your company, product and services to a huge audience that you may not have been reaching before. But this also means that your mistakes are amplified as well. Be professional, friendly, and stay on topic! Your company’s well-being will thank you.

Ignore and ban trolls

Finally, every internet site attracts a certain segment of the internet population known as “trolls.” These people live to create drama on your page and with your users. Don’t let them! Thankfully with the advent of Facebook connecting people’s profiles to their comments makes it difficult to hide behind a mask, so this hasn’t been a problem as much as it used to be. Stay on top of it though, as trolls can quickly ruin legitimate people’s experiences with you and your company’s page.

 

Twitter Makes Major Changes To Your Profile

It’s hard to avoid conversations about the new Facebook Timeline, the new profile Facebook is currently rolling out (click here to watch a pair of videos 1 | 2 that we’ve done on the Facebook Timeline). As for Twitter, they made some “under the radar” changes to your profile recently. Check out Twitter’s new look in this video:

Like I mentioned in the video, I usually use TweetDeck or HootSuite, so I didn’t notice the changes on Twitter.com right away. Twitter conducted its makeover in mid-February. The makeover hasn’t fully taken hold though. When I log in to Twitter on my home computer, I get the new-look profile. When I log in to Twitter on my work computer, I get the old-look profile.

Aside from aesthetics, Twitter isn’t that much different. The “@ Connect” tab is more in-depth than before. Instead of just showing when you were mentioned, it now shows all of your “interactions,” including who recently followed you, favorited one of your tweets, etc. The “# Discover” tab is new and different. Instead of just searching for hashtags, Twitter now offers popular topics in story form. You can then “View Tweets About This…” and get in the conversation if you find the story interesting.

One of the cool features that real estate professionals can take advantage of is the “Browse Categories” section under “# Discover” (you can find the “Browse Categories” option in the top left-hand corner of your screen once you get into the “# Discover” section. You can now search “real estate” or “real estate in [whatever city you live/work in], and Twitter will find real estate professionals and/or companies that you might find of interest. Follow the cool people you find, connect with them, and start building a business relationship. It’s that simple!

I don’t have any major complaints about the changes. In fact, I kind of like them. Twitter is still easy to use, and I honestly think it’s easier to navigate than it was before (once you get used to the control panel and feed flip-flopping sides).

Get Rid Of Twitter Direct Message Overload

Are you tired of Twitter direct message overload? I know I am! Thanks to Twitter guru Sean Malarkey (a friend of PowerUP Social Media), there’s now a quick way to get rid of the automatic Twitter direct messages clogging your account forever. And, the great news is, you can get this done in as little as five minutes.

How To Clear Most Automatic Twitter DMs

Yes, there’s a use for Twitter direct messages, but most of them just plain stink. Most people haven’t figured out how to engage their audience with DMs, so they come across as spam. Even worse, spammers are even taking advantage of Twitter direct messages by sending virus filled links (you know what I’m talking about).

The majority of automatic Twitter direct messages come from SocialOomph.com (a very useful tool, but not in this case) and here is a step-by-step process on how you can stop them:

1) Go to http://twitter.com/optmeout and follow the account.

2) A few minutes later you will notice they are following you back.

3) Send a direct message to @optmeout  (send anything you want).

4) Go back to http://twitter.com/optmeout and unfollow the account.

5)  You’ll receive a Twitter direct message that reads like this:

“Thank you from SocialOomph.com’s opt-out service. Your opt-out has been recorded. You won’t receive further auto DMs. [link]”

Check that one off the list…

I don’t personally receive these next three Twitter direct messages very often, but you might. This is how you can get rid of them for good!

140 Games

This is home to many of the quizzes and games on the internet (including a Mafia style game). Say farewell to these annoying auto DMs:

1) Click this link –> http://lolquiz.com/optout

2) It will redirect back to Twitter and ask for you to “Allow LOL quiz access”.

3) Simply click the allow button and you’re all set.

Poll Pigeon

This is where many of Twitter’s top polls come from. It’s also another big offender of your direct message inbox. Not anymore…after you do this:

1) Click this link http://pollpigeon.com/optout/

2) Click the “Don’t send me any direct messages” button and you’ll never see another Poll Pigeon DM on your account again!

Twables / FB140

Twables has a bunch of different applications, but the most popular is an app telling your Facebook friends that you’re on Twitter.

After Sean did some serious digging and stumbling across their website, he found a way for you to remove yourself from their list. It’s a one-step process:

Quickly Unfollow On Twitter With ManageFlitter

Find out how to quickly unfollow on Twitter with this simple tool called ManageFlitter. We use this Twitter unfollow tool several times a week as we aim to increase Twitter followers on all of our PowerUP Social Media accounts. Check out this video for a step-by-step guide on how to unfollow people who don’t follow you back or are inactive on Twitter:

You might be asking why you need to unfollow on Twitter. There’s a very simple answer for that…

As I explained in the video, we encourage everyone to do the Twitter Shuffle. The Twitter Shuffle is basically following a bunch of people who you think will be interested in your message in hopes that they’ll follow you back. Some people will follow you, but others won’t. The folks who don’t follow you back essentially become deadweight, because they can’t see your tweets in their timeline (and that’s the whole point of having followers). Since there is a Twitter follow limit, clearing space for more followers is essential.

After three, four, or five days you need to unfollow the people who aren’t following you back. ManageFlitter is easily the best tool we use to unfollow on Twitter.  Once you’ve made room, you can follow a new chunk of people and quickly grow your Twitter presence. The more targeted followers you have (in this case you want to follow those who are interested in real estate), the more networking you can do and the more deals you can make.

Twitter User Galleries Perfect For Real Estate Professionals

Twitter unveiled a new feature this week called user galleries. A user gallery puts your pictures front and center on your Twitter.com profile (much like an album on Facebook). That’s a huge bonus for real estate professionals and I’ll tell you why!

The last 100 photos you’ve posted on Twitter will now be showcased on a single page. That means real estate professionals can finally show off properties in one place! You’re still going to have to post the pictures as individual tweets, but they’ll now all appear in a single photo gallery. That should make life much easier for you and your clients.

You might not have a user gallery yet, but it’s coming. Twitter is currently adding user galleries to profiles. You’ll soon find “Recent Pictures” with a link that says “view all” directly under your follower/following count on Twitter.com (click here for an example). All you have to do is click the “view all” link to open the user gallery.

Here are a couple of helpful pointers to keep in mind:

– You don’t have to do any extra work. Everyone is getting a user gallery attached to their account. That means the only thing you have to do is keep posting pictures (or start tweeting photos if you haven’t already).

– Your clients have to be signed into Twitter to see your user gallery. That makes it even more important to grow your audience on the social media platform.

– An image you manually retweet will be added to your user gallery, but a picture you retweeted with the Twitter retweet button will not.

– Tweets with video links will not be included in user galleries. They are currently for pictures only.

– The only way to delete a picture from your user gallery is to completely delete the tweet from your timeline (and in many cases you’ll have to delete it from a third-party service (TwitPic, yFrog, etc.) as well).

Twitter has recently introduced other updates that aim to better showcase photos and videos on its site. Earlier this month, Twitter rolled out its image-sharing service, which allows users to upload photos from Twitter.com, then include them in their tweets as links.

What To Tweet | Tips For Real Estate Professionals

One of the biggest questions we get at PowerUP Social Media is, “What should I tweet?” The answer is simple: real estate professionals should tweet anything and everything that comes to mind. The more you put yourself out there; the more you’ll get in return.

Let’s be honest…it’s not rocket science…it’s Twitter. You’re limited to 140 characters, so you really can’t go wrong (unless you go on a rant about how much you hate your followers — NOT SUGGESTED).

Here are a few places to start if you’re struggling to find things to tweet:

Quotes: There’s nothing better than an inspirational or motivating quote. That’s why they always get retweeted. According to Twitter guru Sean Malarkey, it’s best to post quotes in the morning. They start people off on the right foot and they’ll likely share it with their followers (to spread the love).

Real Estate Articles: Most of your followers are likely to be interested in real estate (that’s why they follow you), so articles about the business will be very popular. Remember that you need to mix personal interests with business as well, so you should also post articles outside the realm of real estate.

Funny Things: It can be a short joke (since you have limited space on Twitter), a hilarious story that happened to you or a friend, or even a link to an entertaining video or picture. Funny tweets always get retweeted! 

RTs of Other Tweets: You retweeted someone else’s tweet because you liked it, so the chances are good that your followers will like it too. Your followers will then share it with their followers, and the trend continues. That’s how tweets spread like wildfire. If your account is somehow attached to that, then your name spreads like wildfire as well.  

The key is to engage your audience on Twitter. That means asking a lot of questions too. Everytime someone responds to your questions or they retweet your tweets, your name goes out to their followers. That means more people are likely to follow you once they see you have cool/fun things to offer. In the end, that means more potential clients when it’s time to sell!

Beware Of The Twitter Follow Limit

For the first time in my social media life, I’ve reached the Twitter follow limit. I didn’t know I was anywhere close to breaking the rules until I started receiving an error message every time I tried to follow someone. Being the reporter that I am, I needed to get to the bottom of this. 

NOTE: We encourage the Twitter Shuffle (following and unfollowing users to increase your audience) at PowerUP Social Media, so this information is VERY important. Check out our PURE Training program if you want to learn more about the Twitter Shuffle).

This is what I found out:

Every Twitter account can follow 2,000 total users without any problems. Once you’ve followed 2,000 users, there’s a limit to the number of additional users you can follow. The number is different for every account and is based on the ratio of  your followers compared to the number of people you follow. Twitter doesn’t share what that ratio is.

In addition to the account-based limit, every Twitter account is unable to follow more than 1,000 users per day (a much larger number than I expected). According to the social media platform, this is just a technical limit to prevent abuse from spam accounts.

Just so you know, Twitter doesn’t limit the number of people who follow you (just take a look at Lady Gaga for crying out loud!). That means your reach is endless!

There are a couple of things you can do once you reach the Twitter follow limit:

1) Sit back and wait for more people to follow you (not suggested if you’re trying to explode your social media presence).

2) Use a tool like ManageFlitter to remove the dead weight (inactive users or people who don’t follow you back).

If you use step two (highly suggested), you can quickly get back to growing your audience without having to wait for others to take action. I think it’s always better to be proactive, but it’s totally up to you (nothing like a guilt trip, eh?).
