These days, you must have a coordinated effort to market yourself online. While sites like <a href="https://twitter.com/" target="_blank">Twitter</a>, Facebook and Pinterest make marketing your firm easier, easy doesn’t always mean guaranteed results. If you want to be successful with your social media and overall online presence, then you need to create content that is compelling and interesting to those people you’re attempting to reach.</p>
<p>Powering up your <a href="http://powerupsocialmedia.com/#">social media in real estate</a> is actually much easier than it would be if you were in a different type of industry. Essentially, the content you will be providing most often to your readers are photos and information about your available listings. This content shouldn’t be just a series of photos and dry information about the listing.</p>

<h1>Make your content engaging!</h1>
<p>Imagine your social media presence as another way for you to pitch clients in the same way you would if they were taking a tour live and in person. Mention factoids and history of the property as well as pointing out highlights of the property if the photos you post fail to capture them properly. Include other information that prospective home buyers would be interested in, such as photos from around town, places where they can shop, eat, and be entertained. Engage your clients with the idea that they’re buying a life with you and not just a home. Show them what their future will look like with your content. Ideally, each property should come with its own file of professional looking photos that you can post to your Facebook’s wall, or Tweet.</p>
<p>Be cautious however with how many photos/articles you post on a daily basis. Volume doesn’t mean higher interest, but rather, can be the fast track for prospective clients hiding your page’s feed. Take the five most compelling properties per day and space out your postings about them over the course of a normal business day. Good times to post include 7:30 am (there are programs available that can automate your tweets/posts if you’re not the type that likes to get up early), 9:30 am, noon, 4:30 pm and 7:00 pm at night. Each of these times are cued to when people are most likely able to check their phone for updates on their social media. They also have a few minutes to look through your site and see what you have to offer. Make your posts interesting, eye-catching and brief, and your traffic will take off before you know it!</p>
<p>Reaching a wide audience with Google, Facebook and <a href="https://twitter.com/" target="_blank">Twitter</a> means concentrating on Quality Content. Determine what has the best impact with your readers and push harder with those subjects in mind. Good luck!</p>

While e-mail blasts, Tweets and Facebook posts can be valuable, if you use your social media without narrowing your focus to a specific demographic, then you are missing out on convincing a possible client who might not have otherwise called you.<a href="http://powerupsocialmedia.com/wp-content/uploads/2013/04/social-media-campaign.jpg"><img class="size-full wp-image-1536 alignright" alt="social media campaign" src="http://powerupsocialmedia.com/wp-content/uploads/2013/04/social-media-campaign.jpg" width="133" height="200" /></a></p>
<p>Make sure you’re targeting the right demographic</p>
<p>Before beginning any <a href="http://powerupsocialmedia.com/#">social media campaign</a>, ask yourself “Who am I trying to reach?” With current social media, you can specifically target those individuals who are most likely in the next year to buy a home or invest in a new property. For example, someone who might be looking to buy a house in the next year would probably have recently gotten married, had a child, or graduated from college and received their first job. With Facebook’s graph search, you can use the vast wealth of data available to find those people in your area who meet those qualifications. This allows you to make the biggest bang with your advertising dollars. Human behavior is somewhat predictable and the amount of data Facebook has available to them makes it much more likely you will reach someone with the intention to buy in mind. Your ad will appear on their feed and they’ll be more likely to click thru and see what you have to offer.</p>
<p>Watch what engages your fans</p>
<p>The most important thing you can do to guarantee your success with your Facebook media campaign is to measure fan engagement. Which posts of yours are “liked” or “shared” most often? What topics are they on? Are they articles about the area you sell? Or are they photos of your properties? Do your best to figure out what people like the most on your page and begin feeding them more of that. This may take a bit of research and paying attention on your part, but Facebook offers many in depth tools for you to determine what reaches the most people.</p>
<p>With this content, you have to ensure that it will be relevant content to the demographic you’re targeting. Make the images you share high quality and contain your company name. Have a clear call to action with every post – for example, “Come see the incredible pricing of the latest upgraded condos in beautiful Downtown Seattle!”  Include times and dates of open houses or places to find your information. Every post should be an advertisement in some way for you and your company.</p>
<p>Finding the right demographic for your company and business doesn’t have to be difficult. Look at who you sell to, and who you want to sell to and begin advertising to them on how you can help change their life. All it takes is one customer to make all your social media upkeep worth it!</p>

Determine what it is you want to communicate to your followers and stick to that single message.</p>
<p><b>Tell a story</b></p>
<p>One of the best ways to attract new followers is by offering something novel. As a real estate agent in your area, ask yourself, “What can I do to differentiate myself from other agents in the area?” Many of your peers will concentrate on simply tweeting photos or dry statistics about properties they represent. While some of these may have a real impact, it’s much more valuable to a Twitter user to follow along with a story. Tell a story with your tweets. Show them what makes your properties different. Show your future clients how they can build a home within your community. Don’t just tell them how big the house is, tell them that a twelve foot Christmas tree would fit perfectly within their living room. Tweet images and ideas that provoke that notion of home and comfort. Like the age old trick of making cookies before an open house, evoke those images of “home, safety, security, long term investment” with every tweet. Develop a sense of trust with your followers and show them how they can be comfortable within the four walls you’re trying to sell them. Tell them a story, don’t just make it a dry tweet.</p>
<p><b>Use Hashtags! </b></p>
<p>What are hashtags? Hashtags are those octothorps (#) that you see before a phrase within a tweet. Generally, these hashtags can help new twitter users in your area find you with a simple search on Twitter. #RealEstate, #SeattleCondos are good, but having fun with hashtags are your best bet to attract new followers in your area. Even partial searches that match your hashtag will come up for twitter users in their searches. This can expose your tweets to a whole new section of people that wouldn’t have otherwise known you existed.</p>
<p>A word of warning, don’t overdo it with the Hashtags. At times, they can be used to the point where people will find them annoying, or irrelevant. Plus, you only have so many characters on twitter, you want to make sure every one of them counts!</p>
<p><b>Use it to test out new material</b></p>
<p>Finally, a great use for twitter is to tweet photos and articles and measure how much engagement they get. If you find yourself with a bigger response to one article or photo over another, then do your best to move your Twitter content towards those types of things that people find most interesting. This way, you can also use it as a filter to give your Facebook users a much better amount of material.</p>

The more trusted you and your brand is, the more likely someone will tell a friend about you and your business or even use you themselves.</p>
<p><b>Use your own Hashtags</b></p>
<p>This is more specific to Twitter than Facebook, but using your own Hashtags (#) at the end of every tweet can help filter out other results and make them easy to find by your followers. They also help add to your brand. Use your company’s name in the Hashtag if you can.</p>
<p><b>Relevant and timely tweets</b></p>
<p>People don’t live in a bubble away from the real world and neither should your business. If a huge event is going on, see how you can relate it to your company. You’ll want to focus on positive events such as holidays, elections, big sports events, or other normal day-to-day activities, and avoid negative news in your tweets. Associating your company with positive events will associate your company in a positive light with your customers. The more often you’re able to make your tweets and Facebook posts funny, relatable and timely, the more people you will attract to your twitter feed. The shares and likes will help promote your company within other friends of friends who have already liked your page and will show them a new company they can use.</p>
<p><b>Snippets vs long posts</b></p>
<p>Imagine social media as the best word-of-mouth advertising you don’t have to pay for. Unfortunately, you pay for this advertising by creating new content for your followers to read or absorb. A good strategy (if you don’t have a lot of time) is to post several snippets of content and promising follow-up within the week or next few days. The more posts you have for people to see, the bigger impact you will have across a wider spectrum of Facebook and <a href="https://twitter.com/" target="_blank">Twitter</a> users.</p>
<p>Finding the right balance between inundating someone’s feed and making sure you reach new users can be difficult, but it is something you can refine based on the response you get.</p>

				<content:encoded><![CDATA[<p><a href="http://powerupsocialmedia.com/wp-content/uploads/2013/03/instagram.jpg"><img class=" wp-image-1552 alignright" alt="instagram" src="http://powerupsocialmedia.com/wp-content/uploads/2013/03/instagram.jpg" width="200" height="204" /></a>On December 17<sup>th</sup> of 2012, Instagram decided to change their terms of service for their users and make it so they now own the content you upload to their servers. That means, every picture of your Thanksgiving dinner is now property of Instagram. The response was immediate, hundreds of thousands of users deleted their profile, including a mass exodus by Hollywood celebrities who had helped make Instagram the billion dollar juggernaut it has become over the last few months. The New York Post reported that Instagram lost nearly a quarter of its users in just the two weeks following their terms of service adjustment. Unfortunately, the reporting on the change was sensationalized and the changes weren’t anything that different than any other place on the web.</p>
<p>Here’s what everyone is up in arms about:</p>
<p>“Some of the Service is supported by advertising revenue and may display advertisements and promotions, and you hereby agree that Instagram may place such advertising and promotions on the Service or on, about, or in conjunction with your Content. The manner, mode and extent of such advertising and promotions are subject to change without specific notice to you.”</p>
<p>The (admittedly) confusing language in the new terms of service made it sound like at any time, advertising partners with Instagram could use someone’s photos in advertisements. It’s possible that that was their intent, they have to keep the lights on somehow. However, privacy advocates and internet activists (yes, there is such a thing) lobbied Instagram to return their TOS to their original wording in 2010 when they first opened. The CEO of Instagram Kevin Systrom reacted quickly to their protests saying:</p>
<p>“The language we proposed also raised question about whether your photos can be part of an advertisement. We do not have plans for anything like this and because of that we’re going to remove the language that raised the question.” Systrom stated in the post.</p>
<p>It’s nothing new to see social networking sites go through their privacy growing pains. Google had to, <a href="https://www.facebook.com/" target="_blank">Facebook</a> still has problems with privacy concerns by its users and now it’s Instagram’s turn. The problem arises with the fact that no one has yet to figure out a good way to make money off of user content uploaded to their servers. Right now, most social media sites make their money through selling your information to advertising companies – nothing too specific – they’re mostly concerned with your age range, likes, dislikes, and how much money you’re likely to make. With the advent of Geotagging your photos, it’s even easier for advertising companies to target you effectively. Geotagging is the EXIF data that is uploaded on every photo you take with your smartphone. It gives anyone that has the proper software the ability to tell what kind of camera took the picture, and where it was taken.</p>
<p>The real problem is that people still don’t understand how much of their personal information is out there and can be used by advertising companies and social media sites to help pin down the type of person you are and what you are most likely to buy. Fortunately, Instagram has delayed what could be considered their privacy debacle (as mentioned, every other major site has had the same growing pains), so you are safe to upload filtered pictures of your dinner and happy times at the baseball game… for now. There’s still no telling what will happen with <a href="http://powerupsocialmedia.com/#">Instagram’s terms of service</a> as Systrom has promised another update coming in 2013.</p>

<p>This is a great program to keep track of all your company’s mentions in the Twittersphere. This e-mail digest will help you keep track of your company’s online reputation, customer’s experiences with you, and any complaints that may be anonymously aired. <p>While many of your friends on <a href="https://www.facebook.com/" target="_blank">Facebook</a> use Instagram to take filtered photos of their dinner, cats or whatever landscape has caught their eye, real estate agents can use Instagram as a way to effectively show their property to anyone, at any time, and anywhere your clients may find themselves.</p>
<p>Instagram isn’t something you should just throw pictures up on and hope that someone will come check it out. Even if you only have a few clients who follow you on Instagram, it doesn’t matter. You can share your Instagram photos on every social media site including; Facebook, Twitter and Pinterest (not to mention the blog you should be maintaining). Instagram is more a content creator app than anything else. The more content you put up with Instagram and share on your various social media accounts, the more followers you will accrue, and the more exposure you will have, making it easy for new clients to find you and hopefully list or buy from you.</p>
<p>There are many tools within Instagram that can make your property pop off the computer screen (or however your clients find you). One of the better things Instagram is used for is memes. Memes are the pictures you see on the internet which generally consist of a picture (usually a landscape or something beautiful) and a line of text above and below. These memes can be shared on your social media accounts and give your clients (and potential clients) something to look at while surfing their Facebook accounts on a break. These inspiring postcards can help demonstrate other parts of the town or city you live in, giving potential clients a view of what their new home might look like. If there are landmarks or stunning vistas nearby, take photos of them and attach your company’s information on them so that you send or share them for people.</p>
<p>Recent statistics have shown that more than a third of all Internet users in 2013 will access the web through their smartphone. Instagram’s native capability to easily show the photos you take on your account makes it a breeze for your Instagram followers to see your photos in an easy to read manner. They can follow, “like” and share the photos you take from anywhere in the world. If they’re bored while waiting in line for their coffee, they can browse and share a photo with one of their friends who are looking for a property just like the one you list.</p>
<p>Instagram also offers services like Postagram, which allows you the ability to create postcards for your clients from one of your photos. If you have a client who is looks at a home, a nice follow-up on their visit might be a nice postcard of the property they viewed with the caption saying “If you lived here, you’d be home by now!” Obviously, you don’t want to send clients pictures of homes they’ve already dismissed out of hand as somewhere they don’t want to live, but if there is someone who is waffling on whether or not they want to buy something, little nudges like a postcard in the mail with a picture of the home they’re considering may be just the nudge they need to make the effort to close the deal.</p>
<p>Stickygram is another great app that is a companion to your Instagram account. Similar to how you can print out postcards using your photos, you can print out smaller sized photos that can be printed on magnets. This service is fairly cheap for what you get, and only costs you around $14.99 for a pack of nine magnets. Occasionally Stickygram will run deals, so keep a close eye on the site to take advantage of those deals when they come out.</p>
<p>Hopefully your firm already has a Facebook page (if you don’t, you are missing out on an easy opportunity for FREE promotion), and you have already posted a few pictures to your account demonstrating the different properties you manage. One of the best parts of Instagram is the ability to easily create photo collages of all your properties into one photo that you can upload as your “Cover Photo” on your Facebook’s Timeline. Some good collages to use as a Facebook cover photo include pictures of the properties you represent, photos of happy couples/people who have just gotten the keys to their brand new home, or landmarks and stunning vistas that are in your hometown. All these can serve to help promote a positive mindset about your firm for clients who check you out on Facebook first before they decide whether or not they want to list with you or buy one of the properties you represent.</p>
<p>With so many tools available to the real estate agent professional, marketing your properties and getting the word out about you has never been easier. It’s been said that a picture is worth a thousand words, Instagram gives you the ability to write volumes about what and who you represent. Taking great pictures has never been easier, and with the various filters you can apply to your photos, you can make each and every photo you take pop off the screen and make a great impression on your clients.</p>

<p>Keeping how important social media in mind, you should also know HOW to use it to effectively build an audience around you and your company. Here are some quick tips that can help real estate professionals keep their followers engaged with their social media accounts:</p>
<p>1)      Automation works only as a distraction</p>
<p>Nothing makes someone unfollow an account quicker than a constant stream of ads and irrelevant content. Automating content SOUNDS like a good idea, but, you’re only creating distance between you and you customer. Remember, the whole point of social media is having that personal one on one interaction with your potential clients. Ask anyone in sales that you know – they’ll tell you that the best way to sell someone is by already having a personal relationship with them. Automated updates short circuit that closeness new clients are seeking in social media accounts. Now, this doesn’t mean you should be oversharing every detail about your business, but rather, choosing what parts of your business that you think clients are most interested in. Food truck social media accounts are great examples of a business that has effectively used social media to spread the word. They aren’t posting constantly about prices and menus, but also photos of their food truck locations, happy customers with their food and the process of cooking their signature dish.
